We list 39 plots in Sámara, and this is the category where averages tell you nothing: from $75,000 for a buildable village lot to several million for a finca of tens of hectares. The median is $260,000 and the median area 5,000 m², but sizes run from 287 m² to 67 hectares. Compare like with like, never medians.

What decides a plot's value here is neither the view nor the size: it is whether it can be connected. Without a water availability letter issued by the local ASADA for that specific plot — or, failing that, a well and its MINAE concession — no building permit will be granted. And land you cannot build on does not resell. That letter is requested plot by plot, it cannot be inferred from any map, and not every request succeeds.

Two further points, rarely raised with foreign buyers. Title first: buy only land titled at the National Registry, never a mere right of possession, which cannot be mortgaged and is poorly defended. Occupation second: bare land left unfenced and unwatched for years can be occupied, and removing occupants costs time and money. Land needs upkeep, even empty.

Frequently asked questions

How do I know a plot will have water?
By requesting the availability letter — carta de disponibilidad de agua — from the ASADA serving that plot. Allow two to three weeks. If refused, the alternative is a well: survey, drilling, equipment and a MINAE concession, which can run into tens of thousands of dollars and take three to nine months. It is the first question we ask on your behalf, before any viewing.
Titled land or right of possession — what is the difference?
A title registered at the National Registry is an enforceable, financeable and insurable ownership right. A right of possession is merely a factual situation: it cannot be mortgaged, is more easily challenged and resells poorly. We systematically rule out untitled land.
What costs come on top of the price?
The same as for a house, around 4%: 1.5% transfer tax, 1.25 to 1.5% notary-lawyer fees plus VAT, roughly 0.8% in stamps and registration, 0.25% escrow. Then budget for fencing, access and upkeep, which buyers rarely anticipate.
