Why the peninsula rather than elsewhere in Costa Rica
The climate is drier than the Caribbean coast or the southern Pacific, the rainy season shorter, and Liberia international airport puts the region two hours from a direct flight out of Europe or North America. Tourism has been established here for decades, which sustains seasonal rental demand without having produced the overbuilding seen in some resorts.
Choosing your area within the peninsula
Sámara offers the most services, schools and community life. Puerto Carrillo, ten minutes away, is quieter and slightly cheaper. Nosara centres on surf and wellness, at higher prices. The Santa Cruz and Las Catalinas sector to the north is organised around planned communities and lots under tight design rules.
Buying as a foreigner
Foreigners buy in Costa Rica on the same terms as nationals, in full freehold, except within the first 200 metres of the shoreline, which falls under the concession regime. Acquisition costs run around 4 % of the price — transfer tax, notary-lawyer fees, stamps and escrow included.
