On the Pacific coast of the Nicoya Peninsula, Nosara has established itself as one of the most sought-after — and most expensive — destinations on the Costa Rican coastline. A capital of surf and yoga, nestled in the heart of the famous Nicoya “Blue Zone,” it has drawn a discerning international community for half a century. Here, without sugarcoating, is what you need to understand about the Nosara real estate market before buying a house or a villa in Playa Guiones.
Where is Nosara?
Nosara is a district of the canton of Nicoya, in the province of Guanacaste, on the Pacific coast of the Nicoya Peninsula. The area is part of the Nicoya “Blue Zone,” one of the few places in the world recognized for the exceptional longevity of its inhabitants — a wellness credential that fits the identity of the place perfectly.
Because Nosara is not a seaside resort like any other. Renowned as a capital of surf and yoga, it is a genuine wellness hub and home to one of the oldest communities of affluent expats in the country. The first foreign residents, mostly North American and European, settled here as early as the 1970s. This long history explains a very particular residential culture, oriented toward nature and preservation.
Protective land-use planning, the key to the local property market
Nosara’s distinctiveness comes down to its planning. A 200-meter setback from the shoreline is imposed, and at Playa Guiones no building stands directly on the sand: the beach backs onto a strip of forest and reserve. As a result, you won’t find here the wall of beachfront hotels typical of so many other tropical destinations.
This “green” character is no accident. It dates back to the planned subdivision called “Beaches of Nosara” (nicknamed “The Project”), designed by American developers around 1969-1971 across roughly 1,200 hectares and some 700 lots. A civic association (the NCA) and a reforestation policy shaped the low-density residential foundation that today underpins the value — and the scarcity — of the available supply.
The neighborhoods and beaches to know
Playa Guiones
This is the heart of surf and premium real estate. The most developed and most walkable area of Nosara, Guiones offers year-round surf and concentrates most of the shops, restaurants and high-end villas. This is where the most sought-after properties change hands — and where searches like “Playa Guiones villa for sale” converge.
Playa Pelada
To the north, Pelada cultivates a quieter, bohemian vibe. People come for its tide pools, its sunsets and spots like the La Luna restaurant. A favorite area for those seeking peace and quiet without straying far from Guiones.
The town of Nosara and Esperanza
About ten minutes inland, the town of Nosara brings together the domestic airport, most day-to-day shops and the local population. Further inland, the Esperanza neighborhood is on the rise and often proves more affordable than the coastal front.
How do you get to Nosara?
Nosara has to be earned. Reckon on about 95 km — that is 2 to 2.5 hours of driving — from Liberia International Airport (LIR), and nearly 250 km (4.5 to 5 hours) from San José. Nosara’s domestic airport, with a paved runway, is served by Sansa and Costa Rica Green Airways: roughly a 15-minute flight from Liberia and 40 minutes from San José.
The roads are known to be difficult, partly unpaved: a 4×4 is strongly recommended, especially during the rainy season (May to November). At the peak of the season, the coastal route toward Ostional can even be cut off by rivers in flood. This relative isolation is part of Nosara’s charm, but it must be factored into any purchase decision.

Why buy in Nosara? The strengths
Several factors structurally support the market:
- Very strong rental demand, driven by surf, yoga and wellness tourism throughout the year.
- A scarce supply of buildable land, governed by strict rules, which supports values.
- An established international community and mature infrastructure: the Del Mar Academy school, shops and wellness clinics.
Historically, these ingredients have gone hand in hand with rising land values. This is, however, a past trend, which in no way prejudges future performance: no return can be guaranteed.
Points to watch before buying
The flip side of a premium, protected market is its complexity. Several points deserve particular attention: accessibility and possible isolation during the rainy season, high prices, strict and still-shifting planning regulations, and a seafront that falls under concession rather than full ownership.
Seafront: maritime concession (ZMT), not full ownership
Along the first 200 meters of coastline (the Zona Marítimo Terrestre), the first 50 meters are public domain and the next 150 meters fall under a concession: this is a lease, not full titled ownership, subject to restrictions for foreign buyers. A subject you absolutely must master, which we detail in our article on maritime concession or titled property.
Finally, on the social front, Nosara’s popularity fuels rental pressure and a form of gentrification, with rising rents for local residents — a factor to keep in mind in a community attached to its balance.
FAQ — Nosara real estate
Why is Nosara so expensive?
Because the supply of buildable land is scarce and governed by strict planning rules, while demand — both rental and residential — remains very strong thanks to surf, yoga and wellness tourism. This combination, together with a long-established international community and a preserved natural setting, makes it one of the most expensive areas of the Nicoya Peninsula, well above Sámara.
Can you build on the seafront in Guiones?
No, not directly on the sand. A 200-meter setback is imposed and, at Playa Guiones, the beach backs onto a strip of forest and reserve: no construction is allowed on the seafront there. The first 200 meters also fall under the maritime concession (ZMT). New construction in the area is furthermore subject to the rules of the Ostional buffer zone (building footprint, height, lighting, wastewater).
How do you get to Nosara?
By road from Liberia (about 2 to 2.5 hours) or San José (4.5 to 5 hours), or by air via Nosara’s domestic airport (Sansa, Costa Rica Green Airways). A 4×4 vehicle is recommended, particularly during the rainy season (May to November).
Is Nosara a good rental investment?
Rental demand is structurally strong thanks to surf and wellness. Historically, land has appreciated, but this is a past trend, with no guarantee of future returns. To refine your project and secure your purchase, contact our team.
